Twin Pine Hill Lots For Sale
The City currently has Lots 7 – 10 and 14, Block 80 as well as the lane running between these parcels for sale.Twin Pine Hill: Lots 7 – 10, 14 and Lane for Sale 
The Subject Lands are zoned OM – Old Town Mixed Use. The purchaser will be required to enter into a sales agreement for the purpose of acquiring the subject lands for development pursuant to the City’s Zoning By-law No. 4404, as amended.
General Plan
The General Plan highlights Twin Pine Hill, generally, as a site for placement of trails and green space to be incorporated into any development. The proponent must submit development plans that are consistent with the General Plan, Zoning By-law, and any other relevant municipal legislation.
Smart Growth
The Smart Growth Development Plan aims to provide direction to future growth and development of the city based on smart growth principles. Through extensive public consultation over the past three years, residents have identified that Twin Pine Hill is a gateway node between the Old Town and Downtown areas. Additionally, residents have indicated their preference to develop in recognition of Yellowknife’s unique topography and existing greenspaces.
Infrastructure
The City owns and maintains a sewer force-main in the area which cannot economically be relocated and which must be protected by way of a municipal easement. The force-main is located primarily within Lot 14 itself and it is the City’s intent to confirm the precise location of the force-main and re-assess the lands necessary for the easement as part of the process to develop the subject lands
Financial
The minimum cost of the land is $843,925.00 and must be developed at full cost recovery by the Developer pursuant to the City’s Zoning By-law and other relevant City by-laws and studies. The Old Town Mixed Use zone provides area for a mix of commercial and residential uses in keeping with the Old Town Secondary Development Scheme
Community
The proponent must include two opportunities for public input throughout the design process. The public must have the opportunity to review the draft design and also to review final plans prior to submission of a development permit to the City. The proponent is solely responsible for organizing, inviting, advertising, facilitating, recording and taking care of the set up and clean up of the venue for all consultations at their own expense.
Timing
The City and proponent will enter into a Sales Agreement regarding the disposal of the land and development obligations. The proponent shall be required to enter into a Development Agreement complete with security bond for completion of work
