Residential Lot Ballot Draw
The City of Yellowknife (the City) is hosting a ballot draw for four (4) Grace Lake South Residential Subdivision Lots and three (3) Niven Residential Subdivision Lots on Thursday, May 30, 2024, at 10:00 a.m. and 2:00 p.m. at City Hall in Council Chamber.
The City holds ballot draws to ensure potential purchasers have a fair chance at obtaining residential lots. The sale of buildable residential lots in the Grace Lake South and Niven Lake Residential Subdivisions offers exceptional potential for residential developments.
Ballot forms and more information are available below and at the Customer Service Desk at City Hall. You may also contact Lands & Building Services at (867) 920-5627 or email lands@yellowknife.ca. A $1,000 refundable deposit is required. Registrations with deposit are due by 4:00 p.m. on Friday, May 24, 2024, at City Hall.

These properties are located on the south side of Grace Lake off Kam Lake Road and are within an area zoned RE – Residential Estate. Please note the RE zone is quite different from other zones in the City and contains several requirements that must be adhered to. Purchasers are strongly advised to review ALL of the requirements of the RE Zone, as well as the other provisions of the City of Yellowknife Zoning By-law No. 5045, as amended, before purchasing one of the properties. Further, all development must comply with the requirements of the City of Yellowknife’s Zoning By-law No. 5045, as amended, as well as the Grace Lake South Area Development Plan By-law No. 4867 and the Grading Plan for Grace Lake South. All applicants are encouraged to read the By-laws.

To perform Geotechnical Testing prior to purchasing land, please complete the application form and submit to the Planning and Lands Division.
Use the City's online interactive map tool, City Explorer, to locate land within the City of Yellowknife. Once you have launched CityExplorer, select the "Locate by" drop down menu and enter a civic address or lot and block to find the information you are looking for.
