Property assessment notices are being mailed this week to all Yellowknife residents and business owners responsible for paying property taxes.  In 2025, the City of Yellowknife conducted a general assessment, resulting in an overall increase in assessed land and building values across the community.

A property assessment is a value placed on land and buildings for municipal and school taxation purposes.  Territorial legislation requires a general assessment to be completed at least every ten years.  The last general assessment was completed in 2018.  General assessments reflect community-wide market conditions, while annual assessments reflect only changes to individual properties.

 “We have all seen property values increasing in Yellowknife over the past seven years, and the results of the general assessment reflect this trend,” said Kavi Pandoo, Director of Corporate Services. “While the City will adjust mill rates in May to help offset some of the impact, most property owners should expect an increase in their property taxes as a result of higher assessment values.  It’s important for residents to understand that an increase in assessment does not translate directly into the same percentage increase in taxes, but it is likely that taxes will rise for most properties.”

 

Reviewing Your Assessment
Owners should review their notices for accuracy and may compare their assessment with similar properties using the CityExplorer. For land comparisons, look for similar location, lot size and zoning.  For building comparison, look for similar age, quality, style and size. 

Guide to Property Taxes is available online as an information resource for owners.  The guide also contains a form for residents wishing to update their school support declaration for 2026.  The deadline to submit a school support declaration is March 2, 2026.

 

Assessment Open House

Appeals
Property owners who disagree with their assessment may file an appeal with the Board of Revision by March 2, 2026. Appeal information is included on the notice, and forms can be requested at (867) 920‑5646 or BOR@yellowknife.ca.
