Understanding Your 2026 Property Tax Notice
Many residents have questions about their 2026 Property Tax Notice, particularly if they have noticed a larger change than in previous years.
Unlike in most years, the 2026 tax notices reflect the results of the 2025 General Assessment—the first in seven years. A General Assessment updates the assessed value of all properties, including land, to reflect current market conditions and estimated replacement costs. As a result, individual property tax changes may be more noticeable than in a typical year.
Your 2026 property tax may differ from previous years for several reasons, including:
- The 2025 General Assessment, which reflects seven years of changes in property and land value
- The Council-approved 3.7% increase to the overall municipal tax levy. While Council approved a 3.7% overall increase, individual property tax changes will vary depending on each property's assessed value. As a result, some properties may see increases greater than 3.7%, while others may see smaller increases or even decreases
- Increases to the education tax rate
- Property-specific changes, such as improvements or additions that may have increased your property's assessed value
