What is By-Law No. 5045?

By-Law No. 5045 is the City of Yellowknife’s Zoning By-law adopted by Yellowknife City Council in March 2022. It establishes the rules that govern how land and buildings can be used and developed within the city by dividing the municipality into zones with specific uses and regulations.

  • Regulates land use and development in the City of Yellowknife
  • Sets out zones (like residential, commercial, industrial) and the permitted uses in each
  • Specifies development standards (such as building setbacks, heights, lot coverage, etc.)
  • Implements City planning objectives and supports orderly growth and development
  • Developers and residents must follow its rules when applying for development permits and planning new construction

It’s also the basis for amendments when specific changes are needed (e.g., rezoning properties or introducing new zones).

To request a Zoning By-law amendment, go to the CityView portal, click on Apply for a Development Permit under Planning and Environment Division, and select Zoning By-law and/or Community Plan Amendment as the project type. You'll need to make an account before you can do this.

Residents, property owners, and developers are encouraged to review Zoning By-Law No. 5045 to understand how it affects land use, development opportunities, and property rights in Yellowknife. Staying informed ensures your projects comply with current regulations and gives you the opportunity to participate in future zoning amendments.
